Residential Titles

Researching a house’s history to make it a home for you. Residential title search should be researched when you purchase a home. This will track deeds of ownership back to about 60 years of ownership. Title search establishes full ownership transferred from one owner to another in history of chain of title. Our purpose is to ensure an owner’s right to sell a piece of property.

A title searcher will research records at County offices for Recorder of Deeds or Real Estate Division, Prothonotary or Civil Division, Register of Wills or Orphan’s Court, Clerk of Courts, Bankruptcy, Child Support, Tax Mapping or GIS, Assessment and Tax Claim Bureau. We cross reference recordings to determine if affected by other recordings. In regard to judgments and other liens, a professional title searcher knows how many years to check for each type of lien. Certain types of liens even affect after acquired property. Mortgage foreclosures are a whole other creature. Obviously an experienced title searcher is required for this type of research.  It is not as simple as you might envision.

We are thorough in our search work. What is amazing is we continue to learn and see different documents and filings in our research. I didn’t even mention challenge of learning each office’s indexing tricks. BUYERS BEWARE, don’t try this type of research on your own. We recommend purchasing title insurance to protect your investment.
